Automated Online Home Valuations fail because they use algorithms and data rather than real local market knowledge including upcoming trends that make homes more desirable and help homes sell faster, or cooling trends that affect prices downwards.
In 2016, a home that an online system valued at around $900,000 sold for $1,300,000 with multiple offers. Why? Because the home had been redone completely and sat in a wonderful location.
Another home had an online valuation of over $900,000 and closed for $625,000 because the home needed a lot of work and had to be completely rebuilt.
